Stamp Duty on a second home in 2026: the 5% surcharge

Updated 15 October 2026

If buying a home means you'll own more than one residential property, you usually pay 5% on top of the standard SDLT rates (gov.uk). The surcharge applies to purchases of £40,000 or more (gov.uk).

PriceStandard SDLTWith 5% surcharge
£200,000£1,500£11,500
£300,000£5,000£20,000
£400,000£10,000£30,000

Replacing your main home

You won't pay the extra 5% if the purchase replaces your main residence and you sold the old one within 36 months. If you haven't sold your old home by the day you complete, you pay the higher rates first, but you may be able to claim a refund once it sells (gov.uk).

Non-UK residents

A further 2% surcharge usually applies on top.
